Economic Impact
The expected taxable value upon buildout will be nearly $500 million. The District will generate significant economic benefits to the City and the County from incremental property tax revenues, sales tax revenues, and hotel occupancy taxes.
Projected direct incremental tax revenues over a 30 year period include:
$227 Million – City of San Marcos
$108 Million – Hays County
Job Creation & Local Business Support
The project will be privately funded, with no city-guaranteed debt or direct investment. Infrastructure costs will be initially covered by the developer and later reimbursed through a Public Improvement District (PID) and 380/381 agreements. The 380/381 agreements will only provide reimbursements if the project is developed and in place.
